There seems to be a common misconception that Spring or Summer is the best time to sell your home. The dynamics of 2023 are presenting an ideal window for Sellers in the coming months. So why sell this Winter?

  1. Less competition, many homeowners prefer to wait until the Spring or Summer to list their homes, resulting in fewer properties available on the market during winter. With fewer competing listings, your home will stand out more to potential buyers. Less supply strengthens competition for your home. Serious buyers are looking for homes for a variety of reasons such as relocating for a job, and have a time-sensitive need to move. Buyers don’t stop looking because its jumper weather.
  2. Right now, a lack of stock in desirable locations is concentrating competition on only a few homes. Check out the number of homes for sale online. You’ll find a stock shortage, and that has resulted in some bumper results across the inner city.
  3. I have spoken to numerous owners over the last few weeks, who want to buy after they have sold their current home. Selling in winter means you will be a cash buyer come Spring – when traditionally there are far more purchasing options. Imagine being able to act quickly and with confidence when your dream home presents itself.  In real estate cash is king.
  4. If you are showing your home this winter there are a few presentation tips to keep in mind. Choose an open time when your home will get the best sunlight. Warmth is also key in winter, so highlight a fire place or outdoor firepit. If you don’t have a fireplace, simply ensure the heaters are on low for open for inspections.

We are currently operating in one of the tightest markets we have seen in over a decade. So these advantages are turbo charged in 2023. There is a feeling in the air that after a small correction over the past 12 months, our market is starting to heat up. This is backed by the data with three consecutive months of positive price growth.  And let’s face it with our beautiful winter weather, sunny days and cooler mornings – it’s a beautiful time of year.

If anticipated this winter selling season sees strong results – this will give sellers sitting on the fence confidence to come to market in spring and that could flip the supply/demand equation.
